BNBinsights is a portfolio analytics dashboard for short-term rental operators. It connects to your property management system (PMS) via API and automatically calculates accurate performance metrics — occupancy, ADR, RevPAR, and revenue — across your entire portfolio and per individual unit.
Most PMS platforms track reservations and report booking totals. They do not aggregate performance across a portfolio, calculate RevPAR correctly, apply accrual-based revenue recognition, or show pacing against prior periods. BNBinsights fills that gap.

BNBinsights is built for short-term rental operators and property managers who manage multiple listings and use a PMS. It is most valuable for operators who find that their PMS does not surface portfolio-level analytics clearly — the operators who currently reconcile performance data in spreadsheets or export reports manually.
Single-property hosts who only need their Airbnb dashboard are not the target user. BNBinsights is for the operator managing 5–50+ units who needs to understand portfolio-level performance at a glance.

Month-over-month comparison for all core metrics. Accrual-based revenue allocation makes month boundaries accurate — a 5-night stay spanning two months is split correctly.
Forward booking window vs. the same point in a prior period. The only metric that is actionable before a period closes — not just after a bad month is already over.
On first connection, BNBinsights backfills up to 25 months of reservation history from the PMS. Day-one access to trend data without waiting for months of new data to accumulate.

PMS connections
BNBinsights connects to property management systems via API. Operators enter their PMS API credentials in the BNBinsights Settings page. The integration pulls reservation and financial data automatically.
