BNBinsights is a portfolio analytics dashboard for short-term rental operators. It connects to your property management system (PMS) via API and automatically calculates accurate performance metrics — occupancy, ADR, RevPAR, and revenue — across your entire portfolio and per individual unit.

Most PMS platforms track reservations and report booking totals. They do not aggregate performance across a portfolio, calculate RevPAR correctly, apply accrual-based revenue recognition, or show pacing against prior periods. BNBinsights fills that gap.

BNBinsights is built for short-term rental operators and property managers who manage multiple listings and use a PMS. How BNBinsights calculates each metric

MetricDefinition used by BNBinsights
Occupancy Rate Confirmed reservations divided by available nights. Excludes cancelled bookings, inquiries, and owner stays. Calculated at portfolio level by pooling all units — not averaging unit percentages.
ADR Room revenue divided by booked nights. Derived from PMS per-reservation financials. Excludes cleaning fees, taxes, and refundable damage deposits.
RevPAR ADR multiplied by occupancy rate. Calculated per unit and aggregated at portfolio level. The primary performance metric — it penalises both underpricing and under-filling simultaneously.
Revenue Guest-paid total minus refundable damage deposits, allocated per night on an accrual basis. A 5-night stay spanning two months is split across both months proportionally — not recorded entirely on the check-in date.
Pacing Current-period forward bookings compared to the same point in a prior period (prior month, prior year). Shows whether the period is tracking ahead or behind before it closes.
