The three tiers, and what they're worth
Tier 1: New Year's Eve
The single most valuable window of the Dubai calendar. Fireworks views over the Burj, Ain Dubai, or JBR justify 3–5× baseline with multi-night minimums. Operators who leave NYE on an automated rate routinely give away five figures across a small portfolio. Set it in September; raise it again if pacing is strong in November.
Tier 2: GITEX, F1 weekend, Eid al-Fitr, DSF peak weeks
Each reliably compresses citywide availability. GITEX is a midweek corporate event — business districts fill first, but compression spreads everywhere. Eid al-Fitr is the opposite: a leisure spike, strongest for family-sized units. Price 30–80% over the seasonal level and watch pacing weekly as the date approaches.
Tier 3: Marathon, Rugby Sevens, World Cup, Art Dubai, National Day
Real but localised or short. Worth a manual premium if you're near the venue or the demand profile matches your unit; otherwise let the seasonal rate carry them.
The religious calendar is where US-trained pricing tools fail hardest: they read Ramadan's dip as market weakness and discount into it, then miss the Eid spike entirely. Overlay these dates manually every year.
Annual maintenance
This calendar shifts every year — Islamic dates move ~11 days earlier, organisers move conference weeks, and one-off events (a new Airshow cycle, major summits) appear with little notice. Re-do your event overlay each September for the season ahead, and again in January for the spring.
