Abu Dhabi's short-term rental demand isn't flat across the year — it's not even close. In BNBinsights' own citywide dataset, gross revenue per listing swung from roughly AED 4,000 in March 2026 to over AED 20,700 in November 2025, a more than five-fold difference between the market's trough and peak months. Seasonality sets that baseline; specific events are what push individual weeks even further above it.
Here's the demand calendar from mid-2026 through mid-2027, with the pricing action for each date.
How Do You Use This Calendar?
- Set event rates 3–6 months out. Event demand books earlier than typical Abu Dhabi demand.
- Pair premiums with minimum stays so a single peak night isn't orphaned inside a premium week.
- Protect event nights from automation. Never let last-minute discount rules or a dynamic tool's smoothing touch them.
The calendar
| Event | When | Impact | Pricing action |
|---|---|---|---|
| Summer low season | Jun – Aug 2026 | Trough | Shift toward monthly/corporate stays; nightly leisure demand is weakest here |
| Winter high season begins | Oct 2026 | High, rising | Cooler weather drives a broad citywide climb — start raising baseline rates |
| UAE National Day | Dec 2–3, 2026 | High (GCC long weekend) | Treat as a peak leisure weekend; raise and hold citywide |
| F1 Etihad Airways Abu Dhabi Grand Prix | Dec 4–6, 2026 | Extreme, Yas Island epicenter | 100%+ premium on/near Yas Island; 20–50% citywide spillover; 3+ night minimum; set by September |
| Yasalam After-Race Concerts | Race week, early Dec 2026 | High, Yas Island | Pairs with F1 premium — don't discount concert nights even off the main race days |
| Abu Dhabi Marathon / Duathlon | Early–mid Dec 2026 | Moderate | Small premium on race weekend near the course |
| Winter peak season | Dec 2026 – Feb 2027 | High, sustained | Our own data shows this stretch running 2–5x the summer trough — keep rates firm |
| Abu Dhabi Sustainability Week (ADSW) | Jan 10–14, 2027 | Moderate–high, citywide | Corporate/government compression; raise midweek rates, business-district areas strongest |
| Ramadan | ~Feb 8 – Mar 9, 2027* | Leisure dip | Longer minimums + monthly discounts; hold nightly rate. Abu Dhabi's government/corporate demand base cushions this dip more than a pure-leisure market |
| Eid al-Fitr | ~Mar 9–13, 2027* | Very high, sharp | Reset immediately post-Ramadan; GCC family demand spikes |
| Abu Dhabi International Book Fair | Apr/May 2027 | Mild–moderate | Small midweek premium, citywide |
| Eid al-Adha | ~May 16–19, 2027* | High, short | GCC long-weekend premium in an otherwise shoulder month |
| Summer low season | Jun – Aug 2027 | Trough | Back to monthly/corporate stays |
* Islamic calendar dates are moon-sighting dependent and shift ~11 days earlier each year; confirm as they approach. The 2027 F1 calendar had not been officially released as of this writing — expect the Abu Dhabi GP to again fall in late November or early December, consistent with recent years, and confirm once Formula 1 publishes the season calendar.
What Are the Three Tiers, and What Are They Worth?
Tier 1: F1 Abu Dhabi GP weekend + Yasalam
This is the single most valuable window on the Abu Dhabi calendar, and it's concentrated hardest on and around Yas Island — the circuit itself, plus the Yasalam concert series held the same week. It also lands directly after UAE National Day, so the first week of December compounds two high-demand dates back-to-back. Set Yas Island rates well ahead — by September if possible — and don't let a dynamic tool smooth the spike away.
Tier 2: UAE National Day, Eid al-Fitr, ADSW
Each reliably compresses citywide availability, but through different mechanisms. National Day and Eid al-Fitr are leisure spikes — GCC travelers on long weekends, strongest for family-sized units. ADSW is the opposite: a midweek corporate and government event that fills business-district inventory first, with less of the family/leisure lift. Price 30–80% over the seasonal level for each and watch pacing weekly as the date approaches.
Tier 3: Marathon, Book Fair, Eid al-Adha
Real but localised or short. Worth a manual premium if you're near the relevant venue or your unit fits the demand profile; otherwise the seasonal rate carries them fine.
The religious calendar is where generic, US-trained pricing tools fail hardest: they read Ramadan's dip as market weakness and discount into it, then miss the Eid al-Fitr spike entirely. Overlay these dates manually every year — and don't assume Abu Dhabi's government/corporate demand base means you can ignore the leisure dip completely, only that it's shallower here than in a leisure-dominated market.
Annual maintenance
This calendar shifts every year — Islamic dates move ~11 days earlier, the F1 calendar is confirmed only a season or two ahead, and one-off events (a new exhibition cycle, a major summit) can appear with little notice. Re-do your event overlay each September for the season ahead, and again in January for the spring.
